House price sales in Scotland hit record levels

Edinburgh generates the highest value of house sales in Scotland

The value of house sales in Scotland topped £24.3bn last year - the highest level since records began.

Data released by the Registers of Scotland (RoS) shows the median price of a residential property in Scotland jumped by 4% over the last year to £198,000.

A shortage in social homes and rising property and rental costs prompted the Scottish government to declare a national housing emergency in 2024.

RoS data shows the value of residential property sales in Scotland last year was £24.3bn (the highest since records began in 2003-04).

It is an increase of 7% on 2024-25 and 45% up on the value a decade ago.

The previous peak in sales value was £23.2bn, recorded just before the financial crash in 2007-08.

The Scottish government has fallen behind schedule in its target to build 10,000 new affordable homes each year by 2032.

Efforts to increase overall housing supply have also slowed.

The latest annual statistics, for 2024-25, show that 9,779 new homes were added to Scotland's housing stock - down by 628 on the previous year.

How much does it cost to buy a property in Scotland?

The median price of a residential property in Scotland last year was £198,000, an increase of 4% from £190,000 in 2024-25.

Over the decade to 2025-26, the median residential property price in Scotland rose by 41% from £140,000 to £198,000.

Over the same period, the number of houses sold increased by 4%.

Of Scotland's eight cities, Glasgow showed the largest increase in the median price of a residential property at 57%.

Aberdeen was the only city where the median price decreased, falling by 29%.

Prices of flats showed the lowest growth in the last decade at 26%, compared with the highest growth at 50% for semi-detached properties.

The total market value of new build residential sales grew by 9% between 2024-25 and 2025-26.

This was mainly due to an increase in the number of sales, which was up by 8%, although the median price also increased by 3% from £310,000 to £317,995.
